How this barndominium cost calculator works

Each cost line is a rate you can edit, multiplied by the square feet it applies to. Site and structure lines (pad, slab, steel kit, erection) use all square feet, heated and unheated. Finish lines (insulation, finish-out, plumbing, electrical, HVAC, windows and doors, permits) mostly use heated square feet. Driveway is a lump sum.

  1. Finish level scales interior finish-out (basic x0.70, high x1.60), plumbing and electrical (x0.85 and x1.30), and HVAC with windows and doors (x0.85 and x1.30).
  2. Build path: a turnkey builder adds 15% overhead and profit on construction lines. A kit you manage yourself skips that markup. Permits are never marked up.
  3. Region factor multiplies every line. Our factors (Texas 1.00, Texas metro 1.08, U.S. average 1.10, lower-cost rural South 0.92) are rough assumptions so you can see the direction of the change.
  4. Range: the low and high totals are the typical total times 0.88 and 1.25 for turnkey, or 0.80 and 1.40 for an owner-managed kit. These bands are our judgment of how far real quotes tend to land from a planning number. They are not a guarantee in either direction.

The default rates are mid values chosen to land inside published ranges. Replace them with local quotes as soon as you have them.

Sources disagree, partly because some include utilities, land work and builder profit and others do not. We could not verify every figure at its original source, so treat the numbers above as typical ranges, not quotes.

How much does a 2,000 sq ft barndominium cost in Texas?

With this tool's defaults (2,000 heated sq ft plus a 600 sq ft shop or porch, mid-level finishes, a turnkey builder, Texas pricing), the house comes to about $321,905, or $161 per heated sq ft. Adding a well, septic system and power hookup brings it to about $351,905 ($176 per heated sq ft), with a likely range of $309,676 to $439,881. Land is not included. Replace the defaults with real quotes.

Is a barndominium cheaper than a stick-built house?

Often a little, not dramatically. The steel shell and slab are cheaper and faster than wood framing, but kitchens, baths, flooring, HVAC and plumbing cost the same in any house. Published guides put finished Texas barndominiums at roughly $120 to $200 per sq ft versus about $140 to $280 for stick-built. Spray foam, engineered pads and builder markup can narrow the gap.

Can I get a loan for a barndominium?

Yes, but fewer lenders will do it. Construction-to-permanent loans work best. Lenders usually want a full set of plans, a licensed builder or a convincing owner-builder plan, and an appraisal that can find comparable homes. A shell-only kit with no interior finish is usually harder to finance than a complete house. Ask lenders before you buy land or a kit.

Is insurance more expensive for a barndominium?

It can be. Some carriers rate metal-frame homes differently, and a shop or open-bay space may be priced as an outbuilding or commercial space. Steel can earn credit for wind and fire resistance. Get quotes before you finalize plans, and tell the agent what share of the building is living space.

What about flood risk for Houston-area lots?

Check the FEMA flood map for your parcel before you design anything. In a mapped flood zone, the finished floor usually has to sit at or above the base flood elevation, plus any extra freeboard your county requires. That means more fill dirt, a taller pad or piers, and a higher cost than the pad line in this tool. Ask the county floodplain office, and consider elevating even outside mapped zones.

Which costs do people forget?

Land clearing and soil work, an engineered slab for clay soil, a driveway and culvert, fill dirt in flood-prone areas, a septic design and permit, a well test, builder's risk insurance, and 5 to 10% for surprises. Use the high end of the range if you are managing the build yourself.
